Selling a home is much more complicated than it seems. Only when the right price, at the right property with the right buyer align that you are able to achieve a sale. To accelerate the process, you need to take a look at the price you’re asking for your home, and to the home itself.
Why Isn’t My House Selling in New Jersey
Believe me: price is THE most important factor when listing a house, along with location. However, you cannot control the location of a house you’re trying to sell, but you do can control the price you’re asking for it.
It’s so common – people are quick to list a property, without really thinking of the net amount they will actually walk away with, and therefore, they end up listing the house with a pricing that is usually too high. Think it like this: how much would the market pay for a house exactly like yours? That’s the price you should be selling your house! Not more, not less! Before you list, run some comps for properties that have recently (within the past 6 months preferably) sold in your area.
List it with the correct price at first! Don’t fall into the “I will list it with a high price and reduce it later”. Don’t do this, do the opposite instead! List it a little bit lower so you will increase the amount of people interested on it, and hopefully receive multiple offers! Reason why I ask you to this, is because the listing systems like MLS, Zillow and Trulia show to potential buyers when the price was reduced. If you keep lowering the price over and over, you will make people think there’s something really wrong with the house since no one wants to buy it, forcing you to reduce the price, when the reality is that the only thing that was wrong was the price at the first place!
Too much clutter
How can someone imagine living in your house, if when they look at your bedroom your stuff is everywhere? They can’t! In this case, less is more!
- Clean up the house of any trash
- Put personal items away.
- Clear away paperwork from tables and desks.
- Take personal pictures down.
- Put away things like your underwear, toothbrush and razor.
And again: keep your house clean and neat. Put an extra effort on it because you never know the cleaning habits of potential buyers. So give that extra push into the cleaning!
You Aren’t Able to Compete
Thinking about selling in New Jersey? Do you know what you’re up against? Know your market before you sell. Check out on websites for what nearby houses sold. Don’t fall into the temptation to compare with what other people are asking. Look at houses that actually SOLD, and at what price point. You should also know the demographics of the buyers. Are they families? Are they millennials? You could make small changes that would attract one or another!
It Needs Work
Honesty is key here. I know how hard it is to keep your house maintenance up all the time. And how costly it is as well! There are things you might have been overlooking for so long, that now they just seem normal. Get an outside opinion on what repairs should be made. Ask friends for candid opinions. Ask your agent. And consider doing an inspection on your own. Fixing the things in need of repair will improve your selling chances, and lower your potential buyer’s bargaining power over repairs.
It’s simple (and this is probably the 10th time I say this in my blog posts): you never get a second chance to cause a good first impression. The first contact anyone will have with your house is the internet. And in that case, nothing can damage a listing faster than bad photos. And the opposite is true: well done, professional pictures can make your listing skyrocket! Ask your agent to bring in a professional photographer to your house, consider staging it, and put some effort on it. Great photos will really make your listing go up in the rankings!
Your Agent isn’t Doing All They Could Be
Some agents will do the bare minimum and cross their fingers for a sale. Unfortunately, the majority of the agents out there are like that.
