When trying to sell your house fast in New Jersey, there are 2 main factors in my opinion that are the most important ones: price and location. However, it’s always good to make an extra effort in order to really appeal to buyers. Are you ready to make your home look amazing for a quick sale? Check this blog post on 3 ways to appeal to buyers in NJ!
Increase Curb Appeal
First impression matters! We all know that! And increasing curb appeal is an easy and cheap way to make a good impression. It sets the mood over what the buyer will think of the rest of the house. Even if the house is great inside, but is terrible outside, he will think: hmmm that yard was looking bad!
Make some small changes on the front yard. Those are changes you can do on your own, and with a small budget. Hide your trash cans, clean up the yard and get rid of all the clutter, touch up the trim, paint the mailbox, and plant some flowers near the walkway. Don’t forget to mow the lawn.
In addition, clean up the backyard, and leave it neat and tidy. You can set up the furniture in a nice and inviting manner, letting the buyers imagine themselves in the backyard, hosting friends and family. Plant some flowers, mow the lawn, and keep the area well maintained. Just make sure not to overdo it, or the area can seem high maintenance!
Don’t spend excessive amounts of money adding a whole new patio or deck. You won’t be able to recover the cost, and most potential buyers would prefer to upgrade on their terms.
And the opposite is also true! Avoid under-personalization. You want your home to be warm and inviting. It’s nice to add a few personal touches, but still keep them appealing to everyone in general.
For instance, try to add a couple of bold statement pieces of decoration, however avoid too many personal items on display. The idea is to make the potential buyer feel as if they could be in their own home, not yours.
Also, remember to keep the place clean and free of clutter. You don’t want to leave dishes in the sink! We know it’s a lot of work to leave everything looking nice at all times until you move! Clear shelves and desks of personal items, keep food in the cabinets, and make sure your bathroom vanities are always free of personal items.
Appeal To Buyers By Setting The Mood
There is more to getting an offer than what the potential buyers see with their eyes. Put yourself into their place, and try to imagine how you would feel entering your home for the first time. Whatever mood you feel, is the same one they will feel!
Light a candle that smells of fresh bread or something warm and soothing.
Keep your color pallet neutral, using pops of color in your throw pillows and other decorations. Using a neutral pallet will allow a potential home buyer to imagine how they would set up the room. A bright and overpowering wall color can be off-putting to someone with different taste.
